Sales of apartments in the Caringbah Pavilion project have passed the 50 per cent mark, developer Conquest says.

The milestone was reached within six weeks of the opening of an on-site showroom.
"Residents are expected to begin moving into their new homes from late August to early September," the company said in an update.

"As construction continues to progress, the broader Caringbah community is preparing for the opening of the retail precinct in the coming months, anchored by a new Coles supermarket opening in August alongside a curated mix of dining, convenience, and lifestyle retailers."
Conquest CEO Michael Akkawi said the apartment sales figures were "a powerful display of market resilience and local buyer confidence".
"The sales momentum at Caringbah Pavilion has defied broader market conditions, demonstrating continued confidence in premium, well-priced and highly integrated apartment living within the heart of Sutherland Shire," he said.
Mr Akkawi said there had been "a distinct shift in buyer psychology as the landmark precinct nears physical completion".
"Buyers who had previously adopted a cautious, wait-and-see approach are now moving decisively to secure their preferred residence before the remaining opportunities are exhausted," he said.

"The market has shifted from buying a promise to securing a physical reality.
"We are seeing an influx of active buyers who recognise that the window of opportunity is closing quickly. This is no longer a plan on a page, it is a nearly completed, premium development that buyers can walk through, experience first-hand and have confidence in."
Exclusive selling agents Laver Residential Projects say "the diversity of residences, integrated retail offering and walk-to-everything convenience have attracted strong interest from a broad range of buyers".
"However, local downsizers have emerged as the dominant purchaser group during the current sales campaign," said director, James Lampropoulos.
One, two and three-bedroom apartments remain available.

The final release of four-bedroom penthouses is scheduled for coming months.
