Some lenders consider the average of the last 12 months of variable credit reflected in bank statements and include a portion of that average in the income calculation. Others take a more conservative approach, considering only a fixed monthly salary and excluding all variable components from eligibility.

For borrowers whose income includes a significant variable component, these differences can affect the approved loan amount. It is useful to check in advance how each lender treats variable pay before applying. The eligible loan amount depends on the maximum EMI a lender is willing to approve. This EMI is usually calculated as a fixed percentage of the borrower’s verified net monthly income. When reimbursements or variable pay are excluded from the income calculation, the net income considered by the lender is lower. This directly reduces the maximum EMI and, as a result, the total loan amount you may be eligible for.

This difference is often more visible among professionals in senior roles or in companies with structured, reimbursement-based pay. In such cases, the gap between gross CTC and actual in-hand salary can significantly impact eligibility.

It is also important to ask how variable income and reimbursements will be treated in the eligibility calculation before submitting the application. This ensures a more accurate assessment and reduces the chances of a lower-than-expected loan offer.
