Hamptonites have historically spent more time looking at their shoreline than using it.

But as more New Yorkers spend more time in South Florida — where water is for splashing in and private piers are trophy assets — they’re returning with a different set of expectations.

They want to yacht (or at least Jet Ski), and they’re willing to drop anchor for homes that deliver a dock.

One of the best on the market right now is at 111 Cobb Isle Road in Water Mill.

Directly across Mecox Bay, down Calf Creek, 30 Bay Lane is a sleek, rectangular residence dripping with style and topped with a wildflower garden.

Inside, there’s 7,800 square feet of living space, seven bedrooms, and nine and a half bathrooms, with all the trimmings from a gym to a media room.
