You could very easily divide your loyalties between Ballincollig or Blarney, or even Apple’s European headquarters, as this Kerry Pike home is pretty much equidistant from all — 4.9km, 5.8km and 5.3km respectively.

So four-bed No 130 Clonlara is very likely to be snapped up by a family with members working at one of these locations.

Of course among these are people already living in the 2020-built O’Flynn Construction Clonlara development of 144 houses and who are keen to trade up.

This semi-detached home is fresh to the market and is already attracting the attention of families, notes Norma Healy of Sherry FitzGerald.

“The energy efficiency here is a huge thing — it’s A-rated. Actually, energy efficiency is a standout feature, with superior insulation, an air-to-water heat pump system, heat recovery ventilation, and underfloor heating throughout the ground floor.”

The owners, a family relocating, arranged a higher spec finish including quartz counter tops and backsplash and windowsill in the kitchen.

“And another really nice feature is the generous rooms with high ceilings and attractive coving in the living room. Overall, it’s been really well kept and is in a lovely location within the cul-de-sac overlooking the green.”

Wood-effect tiled flooring downstairs helps create a good sense of continuity between rooms right from the moment you open the front door.

There are French doors opening from the open-plan living/ dining area to the super neat back garden and sheltered patio.

Upstairs the main bedroom has an en suite bathroom with a rainfall shower and one bedroom wall is entirely given over to fitted wardrobes. That’s not all the storage though — the nifty window seat also features storage drawers.

Two of the other bedrooms are also doubles; and the fourth is a generous enough single room, with Stira access from the landing to the attic for more storage.

Sales of slightly larger neighbouring homes at 125 and 128 Clonlara were for €745k and €670k respectively in the past two years. And the Property Price Register shows that this particular home sold for €325,990 in 2020.

Younger families will be happy to know that local education options are covered with Clogheen National School only 200m away, and other primary schools, including a gaelscoil, within 3km. There are several secondary schools at Blarney, Ballincollig, and Bishopstown too.

No 130 Clonlara is guided at €525k.

VERDICT: A well-located, future-proofed family home that perfectly balances modern energy efficiency with high-end finishes; it’s unlikely this one will sit on the market for long.
