A duplex in the Carmei Gat neighborhood of Kiryat Gat was recently sold for an exceptional price of approximately NIS 5.8 million – a transaction that sets a new record in Kiryat Gat and reflects prices typical of high-demand areas in central Israel.

The deal was made as part of a residential project being promoted in Carmei Gat by the Be'Emuna group, a company that has been active in the neighborhood for several years. The project combines high-density construction alongside a complex of duplex villas within walking distance of each other and is currently in advanced stages of construction. According to the company’s data, nearly 90 apartments have been sold so far. Last year, a similar villa in the project was sold for NIS 5.67 million.

One of the prominent trends in the project is the growing presence of Anglo-Saxon buyers, mainly from the United States and the United Kingdom. These are families and couples seeking housing in Israel, some in preparation for  aliyah and others for partial residential needs, preferring a clearly defined community environment with an emphasis on a high standard of living.

The accumulation of this community has effectively created a price level different from that customary in other parts of Kiryat Gat and surrounding settlements. Industry sources note that when a concentration of residents with a similar socio-economic profile and clear expectations regarding housing quality forms, it quickly influences price levels as well. According to Israel Zeira, CEO of Be'Emuna group: "We are seeing increasing interest in the project from buyers abroad, mainly from the U.S. and England. Some are considering making Aliyah to Israel, while others are looking for long-term housing solutions. This demand is also reflected in the actual transactions being carried out."
