The move results from the state government's new Low and Mid-Rise Housing Policy.
A development application (DA) has been lodged for 28-30 Anzac Avenue, on the southern side of the street between Caldarra Avenue and Dernancourt Avenue.

The DA proposes the demolition of two houses and construction of two nine-storey blocks over basement car parking, separated by a landscaped area at ground level providing communal open space.
"The site is within an area identified by the state government for additional housing in line with its Low and Mid-Rise Housing Policy," the DA said.
"The site is located within walking distance of Engadine Town Centre, which is some 350m to the south, and Engadine train station 800m to the south."

The state government policy, which was introduced in early 2025, allows six-storey developments within 400 metres of a town centre. An extra height allowance is given for including affordable housing.
The Anzac Avenue project would include 50 one, two and three- bedroom units, including 10 affordable housing units.
The DA said the proposed development "responds to the designation by the state government of the location for increased high density housing in proximity to the Engadine Town Centre and public transport, as well as incentives for the provision of affordable housing".

"The proposed development is compatible with the emerging character of the locality as expressed through the Housing SEPP (State Environmental Planning Policy) and related policies."
