The project, covering 16 home sites at 6-20 Hinkler Avenue and 319-333 Taren Point Road, near Sutherland Hospital, will comprise three buildings ranging from eight to 17 storeys, containing 432 apartments, including 66 affordable rental units, above four basement levels.
The $142 million project was declared State Significant Development for fast-tracked assessment in May 2025.
The development application (DA) was approved by a senior planning department official under delegated authority from the planning minister on May 5, 2026.

The Landmark Group, which previously developed the Caringbah Greens project in Willarong Road, is the developer.
The new proposal replaces a previously approved project for the site, comprising 288 apartments, including 44 affordable rental units, in three eight-storey buildings.
The earlier proposal was twice refused by local planning panels before being approved by the state government as a State Significant Development.
Work has been progressing on the site based on the previous approval, and completion is expected in 2028.

The planning department's assessment concluded the proposal was acceptable as it:
- "Supplies 432 residential units (66 of which are for the purposes of affordable housing for 15 years) which supports the NSW Government target of 377,000 well -located homes between June 2024 and June 2029 .
- "Delivers several public benefits, including the provision of affordable housing, a landscaped through -site link, new footpaths on each street frontage and improved activation of Hinkler Avenue and Taren Point Road.
- "Is of a high -quality design in its architectural expression, use of materials, good residential amenity and positive contribution to the public domain .
- "Does not result in any unreasonable visual, privacy or overshadowing impacts and is generally in accordance with the Apartment Design Guideline."
A range of conditions, including upgrading the intersection of Hinkler Avenue and Kingsway, were imposed.
Thirty-three submissions objecting to the were received from the public when the environmental impact statement was exhibited.
Sutherland Shire Council also objected
Key concerns included increased traffic, noise, building height/adverse impact on the character of the area, increased overshadowing and reduced privacy.
The applicant lodged a response to the submissions in December 2025.
