Bexley and Carlton housing projects get State Significant status
A project at 280 to 298 Railway Parade, Carlton is for shop top housing with 120 dwellings of which 10 per cent would be affordable housing for a period of 15 years.
A second project is the development of seniors housing of up to six storeys 62-82 Harrow Road, Bexley,with 112 independent housing units of which five per cent would be affordable housing for 15 years.
Another proposal for 600 units within the Woolworths site at Arncliffe Road, Wolli Creek was not recommended to be declared a State Significant Development under the HDA pathway.
The Carlton and Bexley plans were two of eleven projects in metropolitan Sydney that have been declared as State Significant Development following recommendations from the Housing Delivery Authority (HDA).
If all are lodged and approved, this could create approximately 3,340 homes including affordable housing.
The Housing Delivery Authority (HDA) was established in December 2024 to speed up delivery of major residential housing projects.
In its first 12 months of operation, the HDA has identified projects with the potential to create over 100,000 dwellings for assessment through a state-led pathway.
The HDA considers expressions of interest (EOIs) and subsequently recommends proposals to the Minister for declaration as State Significant Development (SSD).
The HDA does not have a consent authority role, with State Significant Development Applications (SSDA) progressed through this pathway being determined by the Minister, or delegate, or the Independent Planning Commission in some circumstances.
The HDA considered over 620 EOIs in its first 12 months, recommending around half to the Minister to be declared SSD.
The concurrent rezoning option has been taken up by around 80 per cent of applications declared, with most seeking uplift on existing planning.
