Coastal Corridor: A new growth engine for Visakhapatnam

The proposed 45-km Coastal Corridor, designed to link Visakhapatnam with the upcoming Bhogapuram International Airport, may redefine the region’s urban landscape if everything goes according to plan.

This ambitious infrastructure project, which follows the scenic Bay of Bengal coastline, aims to boost tourism, real estate, and economic connectivity over the next decade.

The Visakhapatnam Metropolitan Region Development Authority (VMRDA’s) revised draft master plan outlines a structured approach to this development. The corridor will stretch from Kailasagiri to the airport, passing through key areas like Rushikonda, Kapuluppada, and Bheemunipatnam. To ensure efficient traffic flow, the plan specifies a 40-metre-wide carriageway near the city and a wider 60-metre carriageway for the remaining stretch, incorporating elevated sections to protect the local ecology.

VMRDA Chairman M.V. Pranav Gopal, speaking to The Hindu, emphasised that the project is more than just a road; it is a critical growth catalyst. He explained that the master plan is designed to integrate the 'Vizag Bay City' project with the emerging northern economic clusters. By streamlining access to the new airport, the corridor is expected to reduce travel time significantly, providing a massive boost to the region’s overall logistics and connectivity.

The real estate sector is already responding to the announcement. CREDAI Visakhapatnam president E. Ashok Kumar noted that the city’s growth, previously concentrated along the NH-16 corridor, is now creating a parallel axis along the coast. He likened this to an “aerotropolis” model, where urban growth is anchored by airport connectivity and supporting commercial infrastructure.

“Our sector expect this to drive substantial demand for integrated townships, gated communities, and commercial spaces in Madhurawada and Bheemunipatnam,” he added.

Beyond business, the project promises to transform the Kailasagiri–Bheemunipatnam stretch into a premium tourism circuit, potentially creating thousands of jobs through new resorts and convention centers, said a VMRDA official.

Despite the optimism, there is a strong focus on balance. Environmental experts and the public have urged the authorities to ensure strict adherence to Coastal Regulation Zone (CRZ) norms.

As the region gears up for this transformation, the emphasis remains on conducting rigorous environmental impact assessments. Protecting sensitive ecosystems, such as sand dunes and wetlands, is seen as vital to ensuring that this development remains sustainable for future generations.
