Technology services firm LTIMindtree has leased more than 6 lakh sq ft of office space at L&T Innovation Campus Tower 2 on Mount Poonamallee Road in Chennai, according to Propstack data

Technology services company LTIMindtree has leased over 6 lakh sq ft of office space in Chennai, as per data from real estate analytics platform Propstack.

The company has taken on lease 6.02 lakh sq ft at L&T Innovation Campus Tower 2 on Mount Poonamallee Road in Chennai from the landlord Larsen & Toubro. The lease, classified as a fresh transaction, commenced on June 15, 2024.

The deal spans the ground floor and 12 upper floors of the building. The lease has been signed for a tenure of five years at a rental rate of ₹68 per sq ft per month, translating into a monthly rental outgo of around ₹4.09 crore. The company has also paid a security deposit of ₹24.57 crore, while the agreement includes a 12 per cent rental escalation every three years.

The office space will be delivered in phases. As per the agreement, the ground to sixth floors were scheduled for handover by August 4, 2025. Floors seven to nine were delivered by February 4, 2026, while the remaining floors up to the 12th level are slated for completion by August 4, 2026.
