Melton has emerged as one of Melbourne’s most closely watched outer-west growth corridors, with strong affordability, steady demand, and ongoing infrastructure upgrades driving investor attention, according to SPI’s FAST 50 report.

While rate cuts may be uncertain and financial conditions tighter, Melbourne’s property market has remained resilient, creating opportunities for investors targeting entry-level price points with long-term upside.

Surging population growth across Melbourne’s west, supported by government incentives, new housing supply constraints, and sustained migration, has kept pressure on demand, reinforcing Melton’s position as a key growth corridor.

To help investors cut through market noise, the FAST 50 report identifies 50 suburbs tipped for growth in 2027, using a blend of expert insight and data that focuses on future potential rather than past performance.

Melton has combined affordable housing and growing amenities, attracting families, first home buyers, and investors while supporting steady population-driven demand.

The suburb has been well served by schools, shopping centres, parks, sports facilities, and public transport connections to Melbourne’s CBD, providing residents with convenient city access alongside a suburban lifestyle.

Major infrastructure investment has also been shaping the area, with ongoing transport upgrades, town centre improvements, and new estate developments aimed at supporting rapid population growth and improving long-term liveability.

With a median house price of $510,000, Melton has remained one of Melbourne’s more affordable growth corridors, recording a 12-month growth of 8.5 per cent.

The suburb also has a gross rental yield of 4.2 per cent, a median rent of $410 per week.

Its combination of affordability, infrastructure expansion, and population growth momentum has positioned Melton as a key outer-metro hotspot for investors and homebuyers seeking long-term capital gains and reliable rental returns.
