Metford: The NSW suburb quietly delivering growth and yields
Newsdesk · 2026-06-12 · via Property Buzz

As affordability pressures reshape purchasing decisions across NSW, regional centres with strong employment links and expanding amenities have remained firmly on buyers’ radar. Here is where to buy next.

Rising demand across the Hunter Region has continued pushing buyers beyond Newcastle’s increasingly expensive housing market, with well-connected suburbs offering affordability and lifestyle appeal emerging as key beneficiaries under SPI’s FAST 50 report.

Metford has been gaining momentum as part of the wider Maitland growth corridor, supported by steady population inflows, improving infrastructure, and consistent demand from households seeking more affordable alternatives to coastal and inner-Newcastle pricing.

Each year, the FAST 50 report identifies 50 Australian suburbs tipped for growth over the next 12 months using a blend of expert investor insight and data, focusing on where demand is building ahead of broader market recognition.

Just minutes from Maitland CBD, Metford has offered a practical mix of housing choices and accessibility, attracting buyers looking for larger land sizes, family-oriented streets, and proximity to essential services.

Additionally, schools, green spaces, retail hubs, and transport connections have continued to underpin consistent residential demand across the suburb.

At a regional level, the Hunter has continued to benefit from sustained infrastructure investment, including expansion across the Maitland health precinct, ongoing housing release programs, and transport upgrades improving connectivity through the Lower Hunter.

All in all, these factors have continued to reinforce long-term confidence in surrounding residential markets.

With a median house price of $735,000, Metford has recorded a 12-month growth of 10.9 per cent.

The suburb also recorded a gross rental yield of 4.4 per cent for a median rent of $620 per week.

According to SPI’s FAST 50 experts, Metford’s combination of relative affordability, infrastructure-driven demand, and strong regional connectivity has positioned it as a resilient Hunter growth pocket for investors targeting both income and long-term capital growth.
