Avante Spaces Limited, a Kirloskar Group company, on Tuesday announced the development of a 1.7 million sq. ft. Grade A commercial project in Pune’s Central Business District. The project, named Avante Business Park – Kothrud, marks a significant expansion in the company’s institutional commercial real estate portfolio.

Conceived as a large-scale commercial campus, the development aims to offer centrally located, high-quality office infrastructure for global and domestic firms. The project is expected to generate an annuity income of around ₹200 crore.

The business park will comprise three basements, a ground floor and 20 upper floors (3B+G+20), with large floor plates ranging from 85,000 sq. ft. to 95,000 sq. ft. The space can be divided into smaller units between 13,000 sq. ft. and 30,000 sq. ft., providing flexibility for a range of occupiers including Global Capability Centers (GCCs), IT, BFSI and engineering firms.

Located in Kothrud, the project will offer strong connectivity through a proposed tunnel at Karve Road and access via Canal Road and DP Road. The development will also include about 100,000 sq. ft. of retail and amenities such as a food court, gym, crèche and clinic. The project is scheduled for completion by mid-2027.
