The 126th US Open at Shinnecock Hills Golf Club tees off June 18, and the Hamptons is already buzzing. But if you didn’t quite qualify, there are properties on the market now designed to help you sharpen your swing.

Forget the now-standard golf sim — a few of the finest and rarest Hamptons estates have their own greens, or footstep access to them.

Perhaps the most famous is Three Ponds Farm in Water Mill, which has its own 18-hole course on roughly 60 acres. It sold for $35 million back in 2019 to Ivan Kaufman, CEO and president of Arbor Realty Trust — a pittance compared to what it’s worth today.

For a truly impressive score, 21 & 407 Fairfield Pond Lane in Sagaponack comes with its own nine-hole executive golf course over 1.4 acres. Did we mention its eight-bedroom main house and a neighboring parcel? Josh Goetz Photography

To get something remotely similar, you’ll have to settle for 3.5 acres at 21 & 407 Fairfield Pond Lane in Sagaponack. It comes with a 1.4-acre par-three, nine-hole executive golf course.

“It’s the Hamptons, we have really nice clubs, but the holes here are as nice as any of those clubs,” says Kieran Brew of Serhant, who is marketing the estate.

He points to local clubs like Sebonack, Shinnecock and Maidstone, which can cost more than a mil to join. But to become the sole member of this club, you’ll need to part with $89 million.

The main house is all about ocean views and weighs in at eight bedrooms, 10 bathrooms and 9,000 square feet of living space. The neighboring parcel, which is currently devoted to golf, could have its own 6,000-square-foot home or a guesthouse and sports pavilion, making for a coveted compound opportunity.

That’s likely what will happen when it sells, Brew notes.

But should you want to maintain a private course, what would maintenance set you back? “If you have to ask, you can’t afford it,” he says. “But if your short game needs work and you’ve got a spare $100 million, this is for you.”

Out in Montauk, 283 Old Montauk Highway offers a less maintenance-heavy way to play. That 8,200-square-foot, six-bedroom, eight-and-a-half-bathroom home is surrounded by manicured landscaping, bluestone patios, perennial gardens, a heated infinity-edge pool and, most importantly, your very own putting green.

It’s on the market for $12.85 million with Eve Jordan Combemale of Sotheby’s International Realty.

Only visiting for the Open? No problem: 166 Sebonac Road overlooks the 15th hole of Southampton Golf Club and isn’t too par (har!) from the gates of Shinnecock (less than a mile).

For $300,000, you can occupy 166 Sebonac the entire month of June — it’s practically on the fairway at the 15th hole. Bespoke Real Estate

The owners of the three-building compound are looking to rent to players, sponsors or superfans for $300,000 for the month of June with Bespoke Real Estate.

That gets you eight bedrooms, 10 full baths and three half baths, plus a pool, a pool house, a spa, a steam room, an infrared sauna and, of course, a golf simulator.

May the course be with you.
