Sales at the Flatiron Building certainly aren’t falling flat.

Another unit inside the storied Manhattan edifice has entered into contract, according to Monday’s Olshan Luxury Market Report. The four-bedroom, 4.5-bathroom dwelling spans 3,889 square feet and asked $17.62 million for sale.

That brings the total number of in-contract apartments in the 37-unit development to 12 — meaning nearly a third are spoken for. And when combined, those 12 homes asked nearly $258 million.

The successful streak comes just nearly four months after the development officially launched sales, though off-market deals for homes began in late 2025. And it comes some three years after the fate of the building — known for its much-photographed triangular shape — hung in the balance.

At that time, its owners couldn’t decide how to manage the then-commercial property. So, they put it up for auction in 2023, when a Maryland man named Jacob Garlick — who then was 31 years old — placed the winning $190 million bid to call the landmark his own. Not long after, Garlick failed to pay the $19 million deposit and the building went back up for auction — when some of the former owners bought it back for $161 million.

Now, for the first time since its completion in 1902, some lucky locals will be able to call the Flatiron Building their home. They’ll also enjoy breezy access to a Bar Pisellino restaurant opening an outpost inside the building.

Occupancy begins this fall.

A floor plan for this now-in-contract unit, whose final sale price and new owner aren’t yet known, shows a north-facing living area that overlooks the crossroads of Fifth Avenue, Broadway and West 23rd Street. A dining area and two bedrooms face Broadway, while two more bedrooms and an open kitchen look over Fifth Avenue. The apartment spans a half floor.

Its listing description, from Corcoran Sunshine Marketing Group, advertises a private entry vestibule with mosaic-patterned marble floors, ceilings more than 10 feet high and a windowed walk-in closet in the “living room-sized” primary suite.

To date, the Flatiron Building’s priciest contract is for a 21st-floor aerie that listed for a cool $58.5 million. Just a week after that spread found a buyer, a $30.5 million full-floor residence entered into contract.
