If you crave green acres in the summertime but still adore that penthouse view, you’re in luck.

In the villages of the East End, developments that resemble the luxury apartments and townhomes of downtown Manhattan and Miami are hitting the market.

Many of them are in Sag Harbor, where the three-unit 2 W. Water St. waterfront townhouse development is rewriting the rules about what goes in the Hamptons.

Completed by developer Jay Bialsky of J. Bialsky Premiere Design & Development in 2023, the project immediately saw a high price for Residence C, which sold for over $15 million as a shell (the buyer dropped another $15 million building it out, we’re told).

Now, units A and B are on the market, asking about $35 million and $17.9 million, respectively, a listing shared between Douglas Elliman, Bespoke Real Estate and Nest Seekers. It’s a rare chance to combine them into one of the most commanding waterfront homes in Sag Harbor, for $52.89 million.

Originally set aside for the builder, and now listed for the first time, Residence A is a nearly 17,000-square-foot, eight-bedroom and nine-bathroom (plus two half baths) home, designed as “a vertical sanctuary” for “the global citizen who demands total discretion,” says Douglas Elliman’s Zachary Tunick, who is marketing the home with his wife, Nicole. “What’s unique about this property is that it is steps from the village proper. There are other very prestigious streets in the village, but in August, they’re too far to walk with your wife in heels and dressed up to go to dinner. You’re going to be all schvitzed up.”

The other major selling point here is the water. Located on Sag Harbor Cove, it has a private deep-water marina with two 50-foot slips. “That’s unheard of in the Hamptons,” says Zachary.

Its position means that you can step aboard a seaplane in the city and slip into your Hamptons retreat in minutes, not hours.

Upstairs, there’s a private pool and spa looking out over the harbor, yet another perk you’re more likely to find in Miami than in the Hamptons.

Residence B has eight bedrooms, nine and a half bathrooms, 11,723 square feet — and all the same perks as its big brother.

Steps from the waterfront but nestled in the heart of the village, Penthouse 320 at the Watchcase Factory Lofts at 15 Church St. is asking just under $6 million with Denise Wilder and Jack Pearson of the CeeJack Team at Compass.

The Watchcase factory was converted into 63 lofts, a townhouse and bungalow condominiums back in 2015, and units at the 19th-century landmark rarely trade.

Designed by Steven Gambrel, this two-bed spread has three baths, 1,931 square feet, old-growth pine-beamed ceilings, exposed brick and a private rooftop terrace. It occupies the entirety of the third floor of the building’s southwest wing.

It’s “where Sag Harbor Village meets Soho,” says Pearson.
