时,纽约市一室公寓租金五月骤升至四千六百八十美元之巅,而泽西城之租价,则犹在二零二四年间狂热之后,经巨变之调整,由新厦如雪崩般兴建所引发,仍低于其时之水准,此乃最新Zumper全国租金报告所载。

此对比显天下居市场之日益崩裂,供不足之滨城复见地主得势,而重建之市犹困于过剩之痼。

While New York City renters are facing record-breaking apartment prices, Jersey City is emerging as a rare pocket of relief in the metro area after a major rental correction triggered by an apartment construction boom.

庄生云:“最剧之跌,实乃二二五年之象。”祖姆佩之晶然陈氏告《邮报》曰:“一室之租,值三千四百三十余元于二二四年间中,继而去年骤跌,至二二五年八月,落至二千六百五十余元,年减竟达二二。” 

“自是之后,稍复而平。至二六年五月,一室之租中值二千八百六十余元,较年减二点一。”

According to Zumper’s latest National Rent Report, NYC’s median one-bedroom rent climbed to an all-time high of $4,680 in May, driven by extremely tight supply and low vacancy rates.

国中房租,亦自二载沉滞之后,始复渐升。 

Zumper所载全国一室房租中值,五月较上月增0.7%,达1519美元,为自2025年春以来单月涨幅之最。二室房租增0.4%,至1903美元。

“邦国之均,隐二市殊异,”赞普尔(Zumper)CEO尚恩·穆拉希(Shaun Mullahy)于报中言。“于供竭之滨城,价权复归迅疾。至阳光地带(Sun Belt)之广,经营者犹理数载所积之货。需在,供犹待时以正。”

Zumper said Jersey City’s dramatic cooling reflects how aggressive new development temporarily tipped the market in renters’ favor, even as supply-constrained cities like New York and San Francisco continue seeing rents surge.
