With frontage along the Williams River, mountain views, and private hiking and biking trails, this Berkshires home was constructed for indoor-outdoor living.

Located on 250 Long Pond Road in Great Barrington, the house sits on nearly 120 acres of protected land, and is currently on the market for $6,475,000.

“The home was intentionally designed to exist in harmony with its natural surroundings, creating an immersive experience where nature is part of everyday living,” said listing agent Elyse Harney Morris.

Architect Steven Haas created the 12,968-square-foot house with wood, steel, concrete, and glass, including floor-to-ceiling windows that provide natural lighting and a transition from indoors to outdoors. It was built in 2010.

“The construction emphasizes durability, precision, and a timeless modern aesthetic while maintaining a profound connection to the environment,” said Harney Morris.

The main residence includes nine bedrooms, seven full bathrooms and four half bathrooms, a chef’s kitchen with a fireplace, an exercise studio, and a billiards room with a bar.

In the house’s primary wing, there is a lounge and office space, a dressing room, a spa-style bathroom, and a private deck. The living room, which features a second fireplace and bar, connects to the home’s many outdoor spaces with a hot tub, stone fire pit, another kitchen, and a 25-meter heated saltwater lap pool.

Next to the pool is a cabana with a full bathroom, vanity, and indoor and outdoor showers.

The property also includes a guest house with two bedrooms, a kitchenette, a combined dining and living space, and a rooftop deck, as well as a recreation barn with a full bathroom, kitchen, dining area, and loft space.

In addition to river access from the home’s private trails, the property is about a 10-minute drive from downtown Great Barrington’s restaurants and shops.

Harney Morris anticipates that the buyer could be a multigenerational family, an executive, an entrepreneur, or a creative professional.

“Today’s luxury buyers are increasingly looking for properties that offer an emotional experience — a place to disconnect, recharge, and connect with nature while remaining close to cultural amenities,” she said.

“This home offers a way of living that is increasingly rare: a place where architecture, landscape, and wellness exist in perfect balance. That’s what makes it so compelling,” she added.
