At just 189 square feet, the one-bedroom, one-bathroom home at 321 Shore Road, Unit 16S in Truro certainly isn’t the most spacious home on the Cape. But its prime location keeps renters coming back each year. Now, it’s listed at $295,000.

“You’ve got the beautiful bay of Beach Point directly across the street, and then behind you, there’s Route 6,” said Rebecca Pistone of Christie’s International Real Estate Atlantic Brokerage, who has the listing. “Beyond that, you can see all of the dunes leading out to the ocean, so you have views in both directions.”

Built in 1940, the house is located in the 16-unit White Village Condo Association. Drive along Route 6 heading toward Provincetown and turn into the parking area. The front door opens to the main room, which features windows on both sides and tiled floors; it’s currently outfitted with two twin beds. As you move toward the back of the home, you’ll find a closet on your right. Continue on to the kitchenette, which features wooden cabinetry under the sink, a cooktop stove, and a refrigerator. There is a window to the left of the kitchen sink.

There are three cottages on the lot, and the unit comes with two deeded parking spots as well as deeded beach access. The HOA fee is $60 a month. The cottage is seasonal, and generally stays open from May 1 to Oct. 1; there is electric heat.

When it comes to the expanding on the lot, the seller said there is potential, but it would need town and condo association approval. Expanding could involve going up on stilts and only expanding away from the other cottages on the porch side. Prospective buyers could also consider buying all of the three cottages on that side of the street for $1,950,000.
