A tiny one-bed wooden shack has hit the property market at an eyewatering £850,000, but comes with the huge perk of rights to land the size of 53 football pitches thrown in for the price.

The cabin is very basic - only housing a small kitchen and a dinky living room. It just about has enough space for one bed.

There is no running water, electricity or heating in the timber hut - which measures 26ft by 22ft.

But the bonus is that it comes with 80 acres of land surrounding it in the Lake District, near the village of Winster, close to Lake Windermere.

There are two private lakes - or tarns - the buyer can enjoy, one of which stretches out right next to the 60-year-old shack.

One home hunter - named Phil - said: 'That looks like the dream to me.'

Another added: 'You're buying 80 acres of land, more so than a tiny wood shack.'

But a third said: 'Would you though? This has no electricity, no running water, no heating and no sewage.'

But the real attraction to this property is the huge amount of land coming with the £850,000 price tag - 80 acres of the beautiful Lake District to call your own, or 53 football fields worth

The property is being sold by Ashdown Jones estate agents and is being advertised on Rightmove.

A spokesperson for the estate agency said: 'Extending to approximately 80 acres, this is not simply land.

'It is a place of atmosphere, privacy and possibility.

'A place where mature trees, long grasses, bracken, rocky outcrops and still water come together to create something that feels wonderfully separate from the everyday world.

'At its heart is a large private tarn, with a timber cabin set close to the water's edge.

'Measuring approximately 7.8m x 6.8m, the cabin is timber clad beneath a corrugated roof and incorporates a metal storage container and restroom.

'It is unserviced, simple and characterful, providing shelter, storage and a natural viewing point across the water and surrounding woodland.

'This is a back-to-nature setting, where the appeal lies in the stillness, the wildlife, the views across the tarn and the feeling of having your own private retreat in one of the most loved landscapes in the country.'

'Much of Lambhowe is gently undulating, with areas of mature mixed woodland, pockets of broadleaf planting, wetter margins around the tarn, open grassland and areas of bracken.

'Oak, birch, hazel, alder, willow, holly and rowan are found across the site, alongside planted species including western red cedar, noble fir, hemlock and coast redwood.

'The woodland has a natural, established feel, with different compartments creating a changing experience as you move through the landscape.

'On appraisal, the tarns were noted as being abundant with waterbirds, and the wider woodland is understood to support a rich variety of wildlife.

'Roe deer and red deer are present, with evidence of sensitive woodland management already in place.

Alongside the woodland, areas of permanent pasture and rough grazing add further flexibility.
