A real estate agent who stole more than $180,000 from tenants and landlords to purchase luxury holidays and fancy dinners boasted about being 'smarter than the average sl*t' while also running an OnlyFans account on the side. 

Sarah-Jane Watts stole the funds over a two-year period while working as a property manager at Ewing Real Estate in Gunnedah in NSW's north.

She pleaded guilty at Gunnedah Local Court to fraudulently obtaining more than $151,800 from her agency's rental trust account, along with $35,400 in rental bonds.

The court heard Watts transferred most of it through 162 transactions into six different personal bank accounts.

She managed to conceal the fraud by submitting fake landlord payments along with legitimate mid-month and end-of-month statements. 

Most of the money is understood to have been spent on holidays, pub visits, hair appointments and food, the court was told.

Investigators were called in when NSW Fair Trading's Rental Bond team identified suspicious bond activity in a range of properties.

Before Watts' cash grab was brought to an end, the Daily Mail can reveal she shared highlight reels to her Instagram and living her 'forest fairy dream' on a rural getaway.

Just before her cash grab came to an end, Watts shared photos to Instagram of her luxurious holiday in the Whitsundays

She was seen holidaying in Queensland's Whitsunday Islands while posing on a jet ski, and captioned the photograph: 'Looking a lot like my next purchase.'

In other photos posted during the course of her offending, Watts said she was 'pretty f***ing good at this game' and 'smarter than the average sl*t'.

In another post she added: 'Only Judy can judge me.' 

She also shared photos of herself at Japanese fine dining restaurant Nobu, snaps with designer purchases and other holidays around Australia.

Watts, who no longer holds a real estate licence, was running an OnlyFans account at the same time as she was defrauding her renters and landlords.

She also offered a free subscription for the 'broke bi***es'.

Before her work with OnlyFans, Watts was a bank teller at the local Westpac branch in Singleton, NSW, and then was a personal banker at ANZ's Gunnedah branch.

Following her transition into the real estate industry in 2021, Watts was described on the Ewing Real Estate website as a 'driven and ambitious' property manager with a passion for helping clients achieve their goals.

'With a keen eye for detail and a dedication to providing exceptional customer service, Sarah-Jane is committed to helping clients navigate the property market and achieve their desired outcomes,' her real estate bio reads. 

Ewing Real Estate and its principal, Jarad Ewing, have now entered into enforceable undertakings with NSW Fair Trading.

The agreements require additional staff training, stronger auditing processes and a contribution to the NSW Consumer Law Fund.

The Daily Mail is not suggesting Ewing Real Estate and Mr Ewing were aware of Watts' actions. 

Watts was ordered to pay $35,399.23 in compensation to the Rental Bond Board and $100,000 to Ewing Real Estate, which had already compensated affected clients.

She was also ordered to pay $750 in professional costs and was sentenced to a 12-month community corrections order on April 23.

Following Watts' sentence, NSW Minister for Better Regulation and Fair Trading Anoulack Chanthivong said the government condemned any attempt to deceive renters.

'Deceiving and stealing from people across the property market is deplorable,' Chanthivong said.

'This prosecution shows that our dedicated NSW Rental Taskforce is enforcing the rules and stopping irresponsible agents from doing the wrong thing.'

The Daily Mail has contacted Watts and Mr Ewing for comment.
