Ask any writer what fuels the muse and one of the most universal answers will be “solitude.” It’s a lonely craft, one that requires equal parts inspiration and concentration. And goes some way to explain why a quick search for writers’ retreats yields scores of global results.

Easy to imagine, then, the attraction for a writer to a location like Baja California Sur, that slender finger of a peninsula squeezed by the Pacific Ocean and the Sea of Cortez. Dramatic terrain provides the inspiration, a sparse population allows for concentration. Desert, ocean, mountains, wildlife—but not so many people. This is Mexico’s second least densely populated state.

At the southern tip of the East Cape—both near and far enough away from the conveniences of San José del Cabo and Cabo San Lucas—is Zacatitos, whose pristine white-sand beaches meet the water at what feels like the edge of the world. A fitting setting for a creative like Chris Carter, who staked his lot and built a house here in 1999, at the height of his cult science-fiction drama series The X-Files. A program that dug deep into the paranormal and the existence (or not) of extraterrestrial life and regularly asserted, but tantalizingly never quite proved, its tagline: “The truth is out there.”

An easy phrase to imagine occupying Carter’s thoughts from this precipice of a location. The house he built—now for sale by its second owners—is perfectly placed for embracing solitude and pondering life’s big questions. Rolling surf, humpback and gray whales breaching, sunsets reliably kaleidoscoping the horizon.

Private direct access to this stretch of pristine sandy beach makes Villa ZaX an irresistible base for serious surfers.

This is a place where off-grid is serious: power is solar, water extracted from the air or trucked in to cisterns (often gravity-fed), back-up generators run on diesel or propane. Silence only occasionally broken by the clucking of hens.

Ramiro Palenque Bullrich of 2Seas Los Cabos, the brokerage representing the sale, lives in the area, cheerfully off-grid. “We don’t have electricity here, we don’t have water, we don’t have anything—we are literally off the grid. I use solar power. I have a small diesel pump that makes water for my home and my plants.” People here grow their own vegetables and sunflowers, keep chickens, trade eggs. Not an official Blue Zone, but a credible candidate.

A one-acre beachfront lot means ample opportunity for a self-sustaining food supply in this biodiverse part of Mexico.

Off-grid doesn’t mean cut off, however. Starlink recently began operating in Mexico, which Bullrich describes as a game-changer, especially for a slow but steady influx of retirees and digital nomads drawn to a back-to-basics healthy lifestyle. Bullrich predicts the pace of development picking up as a result, especially among short- and medium-term rental properties. He reports vacation homes renting for between $5,000 and $15,000 a day, “sometimes more.”

And sales values in the wider Los Cabos area, he says, are seeing an uptick of around 10% year over year as big brands like Four Seasons, Ritz-Carlton Reserve and Aman (slated to open spring 2026) have moved in to serve a regular flow of wealthy international visitors who prefer their on-grid comforts.

Behind the main beachfront villa is a smaller guest house. The one-acre lot has room to grow further.

For the off-grid-curious wealthy investor, Bullrich encourages a try-before-you-buy visit. His team can arrange airport pick-up, groceries and supplies, a private chef—or an ocean-view table at the Michelin-starred Cocina de Autor in Cabo San Lucas.

But back down to earth. The property known as Villa ZaX is all about embracing nature, feeling the land and the sand, resting the mind and body, freeing the imagination. “It’s not one of these crazy multi-million-dollar mansions,” says Bullrich. “It’s a retreat.” That’s the truth.
