A breathtaking villa in the heart of Cannes has hit the market — complete with its own historic chapel.

La Perle, available exclusively through Cannes-based real estate firm Croisette Properties, Chestertons Global, is located in the prestigious area of la Californie. The nine bedroom, seven bathroom property is listed for $56,445,800.

The garden floor boasts a spacious entrance hall that leads into a large reception with a cozy fireplace. A fully equipped state-of-the-art kitchen makes cooking up a storm a breeze, while the dining room is the ideal spot for hosting intimate dinner parties. Film fans can watch their favorite feature lengths while sipping on their beverage of choice in the TV lounge. The garden floor is rounded out with an equipped fitness center, three en-suite bedrooms and a guest washroom.

An elevator leads up to the first floor, featuring large master bedroom with dressing room and bathroom, three en-suite bedrooms, and a guest apartment with a living room and two bedrooms. Large terraces offer spectacular views of the manicured gardens.

On the lower level, relaxing and entertaining are the name of the game. There’s a home cinema, massage room, spa with indoor swimming pool, sauna and hammam, professional kitchen and laundry room.

Beyond the main villa, there’s a wealth of outdoor space and additional features. The property offers a spacious caretaker's house with living room, two bedrooms and two bathrooms, a staff house with a living room, two bedrooms and a bathroom. Additionally, a generous garage will fit six cars.

An on-site 18th Century chapel adds a rich history to the modern home and is surrounded by dozens of olive trees and lush vegetation.

Karim Abel, Founder of Croisette Properties, Chestertons Global, said Cannes has undergone a marked shift in both its buyer profile and market dynamics over the past two decades.

“Cannes has become significantly more international, not just in terms of who is buying, but in how buyers engage with the market,” he explained. “Today’s clients are more globally mobile, more informed and often comparing opportunities across multiple destinations before making a decision.”

Abel noted that demand continues to center around Cannes’ most established prime addresses, including La Croisette, Californie and Super Cannes, where buyers prioritize both location and long-term value.

“Properties with uninterrupted sea views remain the most sought-after, particularly those positioned along La Croisette or in the hills of Californie,” he continued. “Beyond that, buyers are increasingly focused on turnkey homes, strong outdoor space, privacy and amenities such as pools and secure parking.”

The founder added that Cannes’ global events calendar continues to underpin international demand, particularly with the upcoming Cannes Film Festival in May. Major events like the Film Festival reinforce Cannes’ position on the global stage and consistently attract an international audience. “That visibility not only drives short-term demand, but also strengthens long-term interest from buyers looking to secure a presence in one of Europe’s most established coastal markets.”

According to Abel, access to a global audience is critical, but what continues to differentiate Cannes is the depth of local knowledge and the ability to offer a highly tailored, on-the-ground service.

He added, “That balance between international exposure and local insight is what continues to drive the market forward.”
