This Stunning $56 Million Cannes Villa Has Its Own 18th-Century Chapel

A breathtaking villa in the heart of Cannes has hit the market — complete with its own historic chapel.

La Perle, available exclusively through Cannes-based real estate firm Croisette Properties, Chestertons Global, is located in the prestigious area of la Californie. The nine bedroom, seven bathroom property is listed for $56,445,800.

The garden floor boasts a spacious entrance hall that leads into a large reception with a cozy fireplace. A fully equipped state-of-the-art kitchen makes cooking up a storm a breeze, while the dining room is the ideal spot for hosting intimate dinner parties. Film fans can watch their favorite feature lengths while sipping on their beverage of choice in the TV lounge. The garden floor is rounded out with an equipped fitness center, three en-suite bedrooms and a guest washroom.

Karim Abel, Founder of Croisette Properties, Chestertons Global, said Cannes has undergone a marked shift in both its buyer profile and market dynamics over the past two decades.

“Cannes has become significantly more international, not just in terms of who is buying, but in how buyers engage with the market,” he explained. “Today’s clients are more globally mobile, more informed and often comparing opportunities across multiple destinations before making a decision.”

Abel noted that demand continues to center around Cannes’ most established prime addresses, including La Croisette, Californie and Super Cannes, where buyers prioritize both location and long-term value.

The founder added that Cannes’ global events calendar continues to underpin international demand, particularly with the upcoming Cannes Film Festival in May. According to Abel, access to a global audience is critical, but what continues to differentiate Cannes is the depth of local knowledge and the ability to offer a highly tailored, on-the-ground service.
