London’s Former St John’s Wood Barracks Is Becoming A Res...

London’s former St John’s Wood Barracks is being restored and reimagined as a 5.5-acre residential garden square.

The historic site, located in one of London’s most affluent neighborhoods, was the home of The King’s Troop and The Royal Horse Artillery for over a century. The Barracks hosted visits from Queen Elizabeth II, Princess Diana and King George VI, and for generations served as one of the capital’s most visible ceremonial military bases.

Now, a new chapter begins as the neighborhood welcomes St John’s Wood Square, with sales set to launch this fall.

Once completed, the development will offer 120 homes, with architecture by Squire & Partners and EPR, alongside the restoration of the site’s Grade II listed Riding School led by Wilkinson Eyre.

The Riding School will serve as a private residents’ club, offering luxurious amenities such as a 65-foot swimming pool and a spa.

Inspired by London’s historic garden squares, the grounds are an extension of the architecture. The tranquil landscaping will be designed by Andy Sturgeon.

“St. John’s Wood has long been one of London’s most desirable neighborhoods, known for its village-like feel and central location. With deep ties to royal and military history, a vibrant High Street lined with boutiques, cafes, and restaurants, and quiet, tree-lined streets, it offers a rare balance of calm, family-focused living and everyday convenience,” added Tom Mann, Sales, Leasing & Marketing Director for St John’s Wood Square. “Its proximity to The Regent’s Park, top schools, and central London makes it especially appealing for those looking for space, greenery and a strong sense of community without sacrificing connectivity.”

According to the team behind the development, international demand has become a defining part of this evolution. Recent data from UK Sotheby’s International Realty reported that four in ten transactions above $15 million in London last year were completed by US buyers. St. John’s Wood has stood out to US expats for its prime address and proximity to renowned schools such as The American School. The thriving neighborhood is also a cultural hotspot, playing home to iconic landmarks like Abbey Road Studios, a global cultural touchpoint that continues to draw music lovers from around the world. Nearby parks include Primrose Hill and Regent’s Park and anchor the neighborhood’s appeal, while Lord’s Cricket Ground reinforces its cultural significance.

The first phase of St. John’s Wood Square is set to open in 2028, with full completion expected the following year.
